What Escondido requires, in plain English
If you own property in the City of Escondido, the Escondido Fire Department expects you to keep vegetation cleared around your buildings. Its Property Review Checklist sets out what that means. The main points:
- 100 feet of defensible space around all structures.
- Parcels of 1 acre or less: the 100 feet plus complete property clearance.
- Parcels over 1 acre: the 100 feet plus a 30-foot perimeter clearance.
- Zone 0, the first 5 feet: no combustible mulch, nothing growing against the house, no firewood or lumber stored there, and roofs, gutters and decks kept clear of leaves and needles.
- 5 to 100 feet: grass and weeds cut to 4 inches or less.
- 5 to 50 feet: dead, dying or diseased vegetation removed.
- Trees: limbed up at least 6 feet from the ground, with at least 10 feet of clearance from roofs and chimneys.
- Vacant lots: vegetation no taller than 4 inches, dead vegetation removed, roadway clearances kept.
- Roads and driveways: 20 feet of clearance on each side and 13.5 feet overhead.

California has also adopted statewide Zone 0 rules for the first 5 feet around homes. How much defensible space does Escondido require?

How short do weeds and grass need to be?
4 inches or less. The checklist sets that height for grass and weeds from 5 to 100 feet around structures, and for vegetation on vacant parcels.
What is Zone 0?
Zone 0 is the first 5 feet around a structure. Escondido's checklist says no combustible mulch, no vegetation touching the structure, no firewood or lumber stored there, no combustible attachments such as fences, awnings or shade sails, and roofs, gutters, decks and foundations kept clear of needles, leaves and debris. California also adopted statewide Zone 0 regulations on August 19, 2026; they take effect after state approval and filing (source).
Do the rules apply to vacant lots?
Yes. On vacant parcels, the checklist says vegetation should be no taller than 4 inches, dead, dying or diseased vegetation should be removed, and roadway clearances kept.
Is there help for owners who can't clear their own property?
The City of Escondido points owners to two programs from the Fire Safe Council of San Diego County: the Defensible Space Assistance Program (DSAP) for owners who can't clear because of physical, economic or other barriers, and a no-cost chipping program for owners who have already cleared.
